Based in Indianapolis, IN, this Fairlawn team member will be responsible for supporting all aspects of maintenance at Garden Pointe Apartments a 305 units residential complex.
The overall objectives for this role will be to ensure all assigned maintenance and services activities are being addressed in an organized, high quality, and efficient manner while providing top-notch customer service.
The ideal Maintenance Technician candidate will have superior attention to detail and the ability to directly handle a wide range of activities.
What will you do? Exemplify the core values of Be Kind, Be Flexible, Own it and Always Improve Directly handle a wide range of maintenance repairs including plumbing, appliances, electrical, roofing inspection/minor roof damage; recommend outsourcing tasks to external vendors as necessary Perform skilled maintenance and repair of complex mechanical, electrical, HVAC, and other physical structures Handle residence turnover including direct participation in turning units, obtaining bids from subcontractors, and small renovation projects Maintain good rapport with current and prospective residents Follow company policies with regard to gaining necessary approvals for any large maintenance tasks/expenditures Complete maintenance requests in a timely manner and document time, expense and results Regularly assess the property for safety and preventative maintenance opportunities Maintain and secure a spare parts inventory including basic maintenance hand and power tools, recommend purchasing of maintenance equipment and supplies as required to improve processes and efficiencies Serve as one of the emergency contacts for the communities / Availability to be on-call and assist in after-hours emergency situation Comply with all OSHA regulations and any applicable laws regarding health, safety or environment Pivot, roll up your sleeves, and jump in where needed! Have a High School diploma or GED Have at least 2 years of maintenance experience, preferably one year in the residential maintenance, property management or real estate industry Valid Driver's License with at least 2 years of driving history and the ability to successfully pass MVR background requirements accordingly to company insurance driving policy Willingness to train new team members and gain certification EPA 608 Certification or ability to obtain within 6 months of employment HVAC Certification, preferred Are comfortable using property management software (e.

AppFolio, Yardi, Buildium) Are proficient with mobile applications utilization (e.
g.

Serve in the on-call rotation and assist in after-hours emergency situations Availability to work longer hours and weekends during market turnover in July and August Must be able to perform the physical functions of the position resident communications, not limited to:
