We are currently searching for an experienced maintenance technician to work as part of the onsite team for a 230-unit residential complex, Maywood Apartments , located in Speedway, IN.
The overall objectives for this role will be to ensure all assigned maintenance and services activities are being addressed in an organized, high quality, and efficient manner, while providing top-notch customer service.
The ideal candidate will have superior attention to detail and the ability to directly handle a wide range of maintenance activities.
What will you do? Exemplify the core values of Be Kind, Be Flexible, Own it and Always Improve Directly handle a wide range of maintenance repairs including plumbing, appliances, electrical, roofing inspection/minor roof damage; recommend outsourcing tasks to external vendors as necessary Handle residence turnover including direct participation in turning units, obtaining bids from subcontractors, and small renovation projects Maintain good rapport with current and prospective residents Follow company policies with regard to gaining necessary approvals for any large maintenance tasks/expenditures Complete maintenance requests in a timely manner and document time, expense, and results Regularly assess the property for safety and preventative maintenance opportunities Comply with all OSHA regulations and any applicable laws regarding health, safety and environment Assist the Maintenance team in developing methods and procedures to improve facility efficiency and workflow Serve as one of the emergency contacts for the communities / Availability to be on-call and assist in after-hours emergency situation Provide exceptional customer service and serve as an ambassador of the Fairlawn brand Learn and comply with all Fair Housing rules (we provide training!) Level 1 Have at least 1 year of maintenance experience or enrollment in a technical/vocational program Level 2 Have at least 2 years of maintenance experience, preferably one year in the housing or real estate industry Willingness to train new team members and gain certification EPA and HVAC Certified Are proficient with relevant technology and can easily adapt to changing technology Have the ability to give and receive real-time feedback with a positive mindset Have excellent written and verbal communication skills Have superior attention to detail, high energy and positive attitude Ability to work independently and also to work closely with other team members Embody our core values:

Valid driver's license and dependable vehicle.
Availability to be on call and assist in after-hours emergency situations Availability to work longer hours and weekends during market turnover in July and August (specific dates vary from year to year) Must be able to perform the physical functions of the position resident communications, not limited to:
