Description Position at MacAllister Machinery Position ObjectiveMacAllister Machinery Co.
operates over 40 individual facilities.
The Director of FARE is responsible for, oversees at the corporate level, and works in partnership with local facility managers in the strategic planning, acquisition, leasing, construction, and maintenance of current and future facilities and real estate.
The Director of FARE also provides broad oversight of the real estate portfolio of the MacAllister family to assure it is well managed and maintained as a physical and financial asset.
The individual in this position uses personal construction related skills and experience to assist in any sort of construction or renovation project.
The individual also uses personal real estate skills and experience to assist in the process of property location, qualification, leasing, and/or acquisition.
The Director of FARE reports to the Chief Legal Counsel.
Essential Position Duties Manages or assists most renovation, expansion, and new construction.
Collaborates with internal stakeholders, such as department heads, executives, and employees, to understand their facility needs and provide effective solutions.
Acts as a liaison between departments and real estate developers, contractors, and property managers.
Coordinates on the company's behalf in partnership with business operating department managers, architects, contractors, legal counsel, and other specialists in the areas of:
Planning Budgeting Design, layout, architectural, landscaping Systems and equipment Lease/purchase decisions Manages, negotiates, renews all leases.
Oversees the acquisition, leasing, disposal, location, and qualification of all prospective real estate assets of the company.
Co-manages the due diligence process through closing with in-house counsel.
Works cooperatively with in-house legal counsel on contracts, leases, purchases agreements, etc.
Primarily responsible for providing office space and furniture for new and relocated employees.
Works with local managers to identify needs, proximity and other requirements while complying with company guidelines and standards.
Provides broad oversight of maintenance, repair, and upkeep of company facilities.
Identifies with local branch managers corporate vs.
local roles and responsibilities for routine maintenance, repair, upkeep, housekeeping, security, snow removal, etc.
Assists when necessary in the implementation of major repairs to structures, roofs, concrete/blacktop, HVAC systems, etc.
Ensures routine maintenance and housekeeping are done regularly and well.
Visits facilities and local managers regularly to ensure good cooperation, communication, and facility functionality/appearance.
Assists with any drainage, code, compliance, or zoning issues.
Primarily responsible, with assistance of local managers for establishing, managing, and meeting occupancy budgets.
Develops and implements policies, procedures, and standards to ensure efficient facility management and compliance.
Develops and manages the budget for facilities and real estate operations.
Monitors expenses, analyzes financial data, and identifies opportunities for cost savings and efficiency improvements Oversee relationships with external vendors, contractors, and service providers.
Negotiate contracts, monitor performance, and ensure service level agreements are met.
Collaborate with operations and shared services to obtain competitive bids for facility-related services.
Develops and implements annual and long-range master facility plans.
Supervises, recruits, trains, directs, motivates, and provides leadership for all departmental staff.
This includes hiring, performance evaluations, assessing skills and competencies, administering policy and procedures, as it relates to the staff, coaching, mentoring, and training to assure employee satisfaction and retention.
Foster a positive work environment, set performance goals, and provide ongoing feedback and development opportunities Attends zoning board or similar local governmental agency hearings on behalf of the company for its needs in zoning, permitting, or other approvals.
Position Requirements Bachelor's degree in business, accounting, finance, engineering, construction management or related field 10 years in construction or construction management; Able to oversee most aspects of planning, estimating, design and construction of industrial facilities ranging from 5000 to 250,000 sq.
/ft.
10 years' experience in property leasing, acquisition, real estate contracts and transactions; Able to work with realtors to find suitable property Negotiate leases and acquisitions and all the due diligence and details involved Able to rezone existing and to-be acquired properties, obtain necessary permits, licenses, etc.
5 years of experience in direct supervision/leading and directing a team Objectives the first 12 months on the job in order of priority:
Complete construction projects in process and slated for 2023 on time, under budget and to spec.
Execute existing 2023 FARE objectives.
Establish a trusting, mutually respectful working relationship with divisional, departmental, and branch managers.
View them as customers.
Understand their needs and problems and work to meet them.
Oversee all corporate facility/property vetting, acquisition, leasing, planning, construction, expansion, and renovation.
Assure checklists and processes are created and followed, maintain status reporting, and conduct monthly review meetings.
Manage existing 10-year plan for all facilities.

Environment issues related to facilities and property; serve as the in-house expert on environmental regulations, compliance and work with department managers to handle, manage, store and dispose of environmentally sensitive materials.
Work with contractors and environmental specialists as necessary to manage testing, remediation, site surveys, prevention, runoff, and underground storage tanks.
Able to negotiate, renew all leases, purchase agreements, and real estate contracts.
Able to assess, appraise, inspect, survey properties to assure current and proposed short and long term company needs are met.
Able to oversee all aspects of planning, estimating, design, construction, outfitting, relocation, and occupancy of industrial facilities ranging from 5,000 to 250,000 sq.
ft.

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
